TRACT 2 - 3.7 ACRES WITH HOUSE = $97,000.00

The Stupasky farm is located in the South Half of the Southwest Quarter of Section 11 of Melrose Township, Adams County, IL. At the east edge of Quincy, IL take State Street 1/2 mile east of Interstate 172 to Rim Road, then 1 1/4 mile southeast. It is at the end of Rim Road.

Tract 1 - 79 surveyed acres with approximately 48 acres tillable. The balance of this tract is rolling timber with a creek running through it and wooded draws. The tillable potion contains Twomile, Haymond, Keswick and Bunkum soils. Access is along the west side which borders Rim Road.

Tract 2 - 3.7 surveyed acres improved with a small 1 1/2 story 2 bedroom home with basement and an older small open front shed. The house needs considerable updating and the 2nd level is unfinished. The property is serviced by Mill Creek Water. This is a very secluded and private parcel as it is at the end of Rim Road and then nearly 1/4 mile down the private lane which is part of this tract.

TERMS OF SALE

Tract 1 will be sold on a per acre basis with the survey which will be completed prior to the auction to determine the exact acres being conveyed. Tract 2 will be sold for a total dollar amount. Ten percent of the bid price to be paid on day of sale with the balance due on or before November 2, 2015. Title Insurance in the amount of the purchase price will be provided by the sellers. The 2015 real estate taxes due in 2016 will be paid by the sellers on tract 1 with the real estate taxes and rents on the house to be prorated to the date of closing on tract 2. This farm is being sold subject to a farm lease for the 2015 crop year with sellers retaining this year’s rent. Immediately following the sale of both tracts, the successful buyers shall be required to enter into a written purchase agreement with the sellers.
