TRACT 2 SOLD - $4,000.00 PER ACRE

GENERAL INFORMATION

The Blentlinger farm is in Section 21 of Gilmer Township, Adams County, IL. It is located approximately 6 miles east of Quincy, IL on Highway 104 to 1600E (Airport corner), then 2 miles north and contains approximately 215.84 acres of mostly open, level to rolling tillable farmland. Tract 2 has some excellent hunting as well as 2 nice ponds. Both tracts offer very nice building sites.  
TRACT 1 - 72.07 surveyed acres with approx. 55 acres tillable and the balance being well maintained grass waterways. The predominate soil types are Rosetta, Keomah and Keswick. Access is by a strip of ground which connects to Road 1600E.
TRACT 2 - 143.77 surveyed acres with approx. 88 acres of tillable farmland containing Rosetta, Keswick, Keomah and Clarksdale soils. This tract also has some excellent hunting with approximately 25 acres of timber land. The balance of the farm will be well maintained grass waterways. There are 2 nice smaller ponds on this tract.

METHOD & TERMS OF SALE

Both tracts will be sold on a price per acre basis with the exact acres to be determined by a survey, which will be completed prior to the auction. This farm sells free of any farm leases for the upcoming 2015 crop season. Ten percent of the bid price to be paid on day of sale with the balance due on or before January 9, 2015. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2014 real estate taxes due and payable in 2015 will be paid by the Seller. Full possession will be given at time of closing. Immediately following the auction, the successful Buyer of each tract shall be required to enter into a written contract with the Seller.
