 LOCATION & GENERAL INFORMATION

The Koch land is located in Sections 9, 5 & 6. St. Albans Township, Hancock County, IL. From Carthage, take IL 336 south 10 miles to Road 400N, then 4 miles west (1 mile west of West Point, IL) to tract 1. All 5 tracts will be sold on a price per acre basis. They will be sold individually and will not be combined. Tracts 1 & 2 will be sold “Buyer’s Choice” with the successful bidder having the opportunity to take tract 1, 2 or both. All tracts sell free of any farm leases giving the Buyers immediate and full possession.

TRACT 1 - 80.14 surveyed acres located 1 mile west of West Point, IL on the north side of the West Point Blacktop (400N). This level all tillable tract of land contains very productive mostly Virden, Timewell and Ipava soils. Access is by Roads 400N along the south and 1550E along the west side.

TRACT 2 - 101.56 surveyed acres located adjacent to the north side of tract 1. This level nearly all tillable tract also contains very productive soils being mostly Virden, Timewell, Ipava and Clarksdale. There is a small open front shed in the center of this tract. Road 1550E borders the west side.

TRACT 3 - 53.68 surveyed acres located in the East Half of the Southeast Quarter of Section 5, St. Albans Township at Roads 525N - 1475E. FSA figures indicate 40 acres tillable with the balance being timber and waterways. The tillable acres are predominantly Clarksdale soil. Road 1475E borders a portion of the west side.

TRACT 4 - 26.53 surveyed acres located south of tract 3 and containing mostly wooded timber land with approximately 41/2 acres tillable. There is a small pond on this tract. This is a very nice smaller property with Road 500N along the south and 1475E along the west.

TRACT 5 - 104.98 surveyed acres located in Section 6 of St. Albans Township. FSA figures indicate 81 acres tillable, which is currently enrolled in CRP with the balance of the farm being wooded draws and waterways. The CRP contract which expires 9/30/2020 has an annual payment of $10,935.00.

METHOD & TERMS OF SALE

All tracts will be sold on a price per acre basis. All 5 tracts will be sold in order as listed with the exception of tracts 1 & 2, which will be sold “Buyer’s Choice“ with the successful bidder having the choice of taking tract 1, 2 or both. Ten percent of the bid price to be paid on day of sale with the balance due on or before February 16, 2015 upon delivery of deed. Title insurance in the full amount of the purchase price will be provided by the Seller. The 2015 real estate taxes, which are due and payable in 2016, are to be paid by the Buyer. These farms sell free and clear of any farm leases with full possession to be given at time of closing. Immediately following the auction, the successful Buyers shall be required to enter into a written contract with the Seller. Said contract may be inspected prior to the auction by contacting John R.
