LOCATION & GENERAL INFORMATION

The Dodd farm contains 214.45 surveyed acres and will be sold in 7 tracts. It is ideally located at the south edge of Quincy, IL in Sections 31 and 36 of Melrose Township. Take 24th Street south and just before the road turns west, the farm is on the east side of the road. This property has it all - excellent producing tillable farmland, pasture, home and buildings on nice size acreage, timber recreational land as well as beautiful building sites. Potential buyers have permission to walk over and inspect all tracts. Please close all gates as the tenant has cattle on tracts 2 & 3. TRACT 1A - 58.20 surveyed acres of level to gently rolling farmland with approximately 55 acres tillable. Soil types include mostly Biggsville and Manion. Keller Lane borders the north and 30th Street is on the east.

TRACT 1B - 85.95 surveyed acres of level to gently rolling farmland with approximately 77 acres. Soil types include mostly Biggsville and Manion. 30th Street borders the east side and Laake Road borders the south.

TRACT 2 - 15.47 surveyed acres improved with a 11/2 story home with 2 bedrooms on main floor and 2 small bedrooms on second floor, 2 full baths, fireplace with gas insert and basement. METHOD & TERMS OF SALE

All tracts will be sold separately and will not be combined. A survey which will be completed  prior to the auction will constitute the exact acres of each tract. Tracts 1A & 1B will be sold “Buyer’s Choice” with the successful bidder having the opportunity to take either tract or both. Tract 2 will be sold for a total dollar amount. All other tracts will be sold on a per acre basis. Ten percent of the bid price to be paid on day of sale with the balance due on or before October 19, 2015. Title Insurance in the full amount of the purchase price will be provided by the sellers. The 2015 real estate taxes due and payable in 2016 will be paid by the sellers with the building improvements on tract 2 to be prorated to the date of closing. All tillable and pasture acres sell subject to a lease for the 2015 farming season. Immediately following the auction of all tracts, the buyers shall be required to enter into a written purchase agreement with the sellers.
