LOCATION & GENERAL INFORMATION

The Zimmerman real estate is located 1 mile south of Columbus, IL or 2 miles east of the Quincy, IL Regional Airport on Highway 104 to the Columbus Road, then 21/2 miles north. It is in Section 24 of Gilmer Township, Adams County, IL. This 126 acre farm will be sold in 1 tract and consists of level to gently rolling farmland and pasture land with 2 nice ponds. Improvements include 2 grain bins with approximately 18,000 bu. combined capacity as well as an older home which has been unoccupied for several years and a smaller farm building. This farm is very well located on a major County Blacktop Road between Quincy and Camp Point, IL. For many years, only the strictest conservation farming methods have been used on this property with numerous levees, dry dams and risers. Prospective buyers have permission to drive over the grass portion of this farm as soon as the grass hay has been removed. The farm sells subject to a farm tenancy for the 2015 crop year.

TERMS OF SALE

The farm will be sold on a price per acre basis and will be based on 126 acres. Ten percent of the bid price to be paid on day of sale with the balance due on or before September 28, 2015. Title Insurance in the full amount of the purchase price will be provided by the seller. The 2015 real estate taxes due in 2016 will be paid by the seller. Possession will be given at time of closing subject only to a farm lease for the 2015 farming season. Immediately following the auction, the successful buyer shall enter into a written purchase agreement with the seller.
