LOCATION & GENERAL INFORMATION

The Alexander farm is located west of Carthage, IL approximately 1 mile on Highway 136 to Road 1700E, then 3/4 mile north or from the Morton Buildings Office at the west edge of Carthage, take Road 1500N west 1 mile. The farm is in the South Half of the Southwest Quarter of Section 14, Prairie Township, Hancock County, IL. It contains 79 acres with 77 acres of tillable farmland which is all high producing Ipava soils. The Farm sells subject to a cash rent lease for the 2015 farming season with the purchaser receiving the rent payment.

METHOD & TERMS OF SALE

Ten percent of the bid price to be paid on day of sale with the balance due on or before July 20, 2015. Title Insurance in the full amount of the purchase price will be furnished by the seller. The 2014 real estate taxes due in 2015 to be paid by the sellers with the 2015 and all subsequent taxes being the responsibility of the buyer. The farm sells subject to a cash rent lease with the buyer receiving the rent payment. Immediately following the auction, the successful bidder shall enter into a written purchase agreement with the seller.
